Dear Max,
1. For a new home, one do not need to strictly adhere to the Grand Duke or Tai Sui theory. Especially if it has not even been stayed in yet.
2. It is always good to choose auspicious dates for:
2.1 Start of renovations.
2.2 Choose a good date for symbolic "move-in".
2.3 Choose a good date for actual move-in.
